🚀 Getting Started with Deal Room

What is Deal Room?

Deal Room is a private collaboration workspace for each property investment. It's where everyone involved in a property deal—co-investors, agents, lenders, inspectors, contractors, attorneys, and more—can share information, manage tasks, track progress, and make decisions together in real-time.

System Requirements

iOS App

• iPhone: iOS 16.0 or later
• iPad: iPadOS 16.0 or later (full tablet optimization)
• Storage: 150 MB minimum, more for document storage
• Internet: Required for real-time sync (offline mode supports viewing)

macOS App

• Version: macOS Monterey (12.0) or later
• Processor: Apple Silicon (M1/M2/M3) or Intel (2017 or newer)
• Storage: 200 MB minimum
• Display: 1280×800 minimum, 1920×1080 recommended

Installation

iOS Installation

1. Open the App Store on your iPhone or iPad
2. Search for "Zonely Control Center"
3. Tap GET or the download icon
4. Authenticate with Face ID, Touch ID, or Apple ID password
5. Wait for installation to complete
6. Open Zonely from your home screen

macOS Installation

1. Open the Mac App Store on your Mac
2. Search for "Zonely Deal Room"
3. Click GET or the download icon
4. Authenticate with Touch ID or Apple ID password
5. The app will install to your Applications folder
6. Launch from Applications or Spotlight (⌘+Space, type "Zonely")

📁 Creating Your First Deal Room

iOS: Creating a Deal Room

1. Open the Zonely app on your iPhone
2. Navigate to any property in the app (Search, Map, or Saved Properties)
3. Tap on the property to open the Property Details screen
4. Scroll down to find the "Create Deal Room" button
5. Tap Create Deal Room
6. A confirmation modal appears—tap Confirm
7. Your Deal Room is now created and opens automatically

macOS: Creating a Deal Room

1. Open Zonely on your Mac
2. Navigate to any property details page
3. Click the "Create Deal Room" button in the toolbar
4. Alternatively, use keyboard shortcut ⌘+N (New Deal Room)
5. Confirm in the modal dialog
6. The Deal Room opens in the main 3-panel layout

👥 Team Management

Understanding Team Roles

Deal Room supports 11 specialized roles:

• Owner - Full control, can delete Deal Room
• Co-Investor - Financial partner with full access
• Real Estate Agent - Transaction facilitator
• Lender - Financing professional
• Home Inspector - Property assessment
• Contractor - Renovation specialist
• Attorney - Legal counsel
• Accountant - Tax professional
• Property Manager - Operations manager
• Partner - General collaborator
• Advisor - Consultant (view-only by default)

Inviting Team Members (iOS)

1. Open your Deal Room
2. Tap the "Team" tab at the bottom navigation
3. Tap the + (Plus) button in the top-right corner
4. Enter the person's email address
5. Select their role from the dropdown menu
6. Optionally add a personal message
7. Tap Send Invitation
8. They'll receive an email with a link to join the Deal Room

2️⃣ Financials Tab - The Power User Feature

Key Metrics Calculated Automatically:

• Monthly Cash Flow - Rent minus expenses
• Cash-on-Cash Return - Annual return on investment
• Cap Rate - Net Operating Income / Purchase Price
• Gross Rent Multiplier - Purchase Price / Annual Rent
• DSCR - Debt Service Coverage Ratio
• Total ROI - Complete return over hold period

💻 macOS-Specific Features

3-Panel Layout

Unlike iOS's tab-based interface, macOS uses a persistent 3-panel layout:

• Left Panel: Deal List (all your properties)
• Center Panel: Main content area
• Right Panel: Inspector (quick info and actions)
